When does a commercial property need a distribution board upgrade?
Distribution boards in older commercial buildings were often installed for far lower loads than modern IT equipment, air conditioning, EV chargers and kitchen appliances demand. Signs that an upgrade is due include nuisance tripping, boards with no spare ways, obsolete protective devices, missing RCD protection on circuits that now require it and C2 observations on an EICR.
An upgrade is also the right moment to rebalance loads across phases, improve circuit labelling and build in capacity for future needs such as workplace EV charging.

Which regulations apply to electrical installations in commercial premises?
The Electricity at Work Regulations 1989 place a legal duty on employers and those in control of premises to maintain electrical systems so they do not cause danger. BS 7671, the IET Wiring Regulations, is the standard that new work and alterations are designed, installed and certified to. Commercial landlords also need to consider their obligations under the lease and to insurers, who often ask for evidence of periodic inspection.
